The Challenge

Finding a System Purpose-Built for Owner's Representatives.

Elias Bahar has spent his career as an Owner's Rep — advising clients on how to build smarter, spend less, and avoid costly rework. And throughout that career, across every major platform the industry has to offer, he ran into the same wall: tools built for GCs, adapted for everyone else.

When he launched Guidestone Construction Management in Colorado, managing a portfolio spanning tenant finish-out, multifamily, mixed-use, and healthcare development, he made the deliberate choice not to repeat that mistake.

"During my time when I first started in the industry as an owner's rep, there just really isn't a platform that handles and that looks at it from a perspective of a true owner's rep," he said.

He evaluated his options from scratch and looked for something that matched how he actually worked — not just how a GC does.

Why INGENIOUS.BUILD

Two things separated INGENIOUS.BUILD from everything else.

The first was the owner's rep-specific lens — a view of the project built around the advisor's role, not bolted on as an afterthought. The second was the Bid Packages module. As a sole practitioner running pre-con efforts across multiple active projects, a purpose-built bid management workflow wasn't a nice-to-have.

"The bid packages module was one of the selling points for me because it's something that I needed," he said.

Those two things together made the decision straightforward.

The Moment It Clicked

Friction that turned into tighter workflows.

Elias was onboarding into INGENIOUS.BUILD while already mid-stream on active projects — building bid package templates in real time, learning the platform as work moved forward. There was friction early on. Getting templates structured, getting the bid process set up for the first time — it wasn't instant. But something useful happened in that process.

"It forced me to think about some things I hadn't fully thought through yet," he said.

By the time the templates were built, his pre-con workflow was tighter than it had ever been. His onboarding support through Cara was a consistent anchor throughout — "extremely helpful and very knowledgeable on the platform."

The Results

A structural shift in how Guidestone shows up for clients.

Six months in, the impact Elias describes isn't a single project win — it's a structural shift in how Guidestone shows up for clients. Managing schedules and budgets inside one platform has replaced the fragmented mix of spreadsheets and documents that used to pull his attention in different directions. When clients access the drawings module or review a bid package, they consistently say it's easier to find what they need. And for Elias, the platform itself has become part of the pitch.

6 mo Time to structural impact
1 Platform for schedules, budgets & docs
Client-facing differentiation

Clients who engage with the platform see something most Owner's Reps can't offer: full visibility, organized documentation, and a bid process that's professional from the first invite.

"Elevating owner's rep project management to a new level — extremely useful, extremely helpful."

What's Next

More of the workflow under one roof.

Elias is now looking to bring the rest of his toolset into tighter alignment — exploring integrations with his estimating workflow and 360 imagery platforms so that every layer of a project, from pre-con data to field documentation, flows through a single connected environment. As his portfolio grows, the foundation is already in place.
